Commercial EPCs
Since 2009, practically all commercial buildings require an EPC on sale, letting or sub-letting. We deliver accredited Commercial EPCs and MEES advice across the UK.
What is a Commercial EPC?
An Energy Performance Certificate rates how energy efficient your building is, from A (most efficient) to G. The EPC and its Recommendations Report must be available to interested parties prior to marketing.
EPCs differ from DECs — an EPC looks at the energy efficiency of the building fabric and its heating, cooling and lighting systems, whereas a DEC measures actual operational use.
When you need one
- Selling or letting a commercial premises
- Completion of a building under construction
- Public-facing buildings over 500m² with an existing EPC must display it
- Avoid fines of £500–£5,000 for non-compliance
MEES — Minimum Energy Efficiency Standard
Introduced in 2015 and tightened in 2018 and 2023, MEES means landlords of buildings in scope cannot grant or continue a tenancy if the EPC rating falls below the legal minimum. We'll advise on your rating and the most cost-effective route to compliance.
Exemptions
- Temporary buildings used for 2 years or less
- Places of worship and religious activities
- Industrial sites and workshops with low energy use
- Detached buildings under 50m²
- Buildings due for demolition with relevant consents
